The Cadastral Architecture of Land Measurement in Bangladesh
In Bangladesh, land ownership records are administered by the Ministry of Land (Bhumi Montronaloy) through Assistant Commissioner (Land) / AC Land offices, Sub-Registries, and Upazila Land Offices. Through the online E-Mutation and E-Porcha platforms, citizens now access historical survey records (Cadastral Survey / CS, State Acquisition / SA, Revisional Survey / RS, and City/BS Survey) digitally.
Throughout Bangladesh, official title deeds (Dalil) and record-of-rights (Khatian) quantify land in Acres and Decimals. In everyday property discussions, Shatak, Katha, and Bigha are also widely used:
- Shatak / Decimal (Shotangsho): Exactly 1/100th of an acre = 435.60 square feet (48.4 Gaj or 40.4686 m²). This is the base benchmark of all rural farmland valuation.
- Chhatak: The smallest traditional subdivision = 1/16th of a Katha = 45 square feet (5 Gaj or 4.18 m²).
- Katha: 16 Chhataks = 720 square feet (80 Gaj or 66.89 m²). In urban Dhaka (under RAJUK jurisdiction) and Chittagong (CDA), residential plots in schemes like Uttara, Purbachal, Mirpur, and Bashundhara are officially laid out in Kathas (typically 3 Katha, 5 Katha, or 10 Katha plots). 1 Katha equals approximately 1.6529 Decimals.
- Bigha (Standard): Standardized under the Bengal Tenancy Act as exactly 20 Kathas = 14,400 square feet (1,600 Gaj = 33 Decimals or 1,337.8 m²). Note that an acre contains approximately 3.025 Bighas.
- Kani & Ganda: In Chittagong, Cox's Bazar, and Sylhet divisions, land records cite Kanis. 4 Kora = 1 Ganda (864 sq ft). 20 Gandas = 1 Kani = 17,280 square feet (about 39.67 Decimals or 1.2 Bighas).

Original Worked Examples for Bangladesh Property
Buying a 5-Katha Plot in Purbachal, Dhaka
A family purchasing a residential plot in Purbachal New Town wants to determine the total square footage and Decimal area.
Calculation: 5 × 720 = 3,600 sq ft
Decimals: 3,600 ÷ 435.6 = 8.264 Shatak (400 Gaj)
Result: 5 Kathas equals 3,600 square feet (approx 8.26 Shatak or 400 Gaj).
Converting 45 Shatak (Decimals) to Kathas & Bighas
A paddy farmer in Bogura inherits 45 decimals of fertile agricultural land.
Kathas = 19,602 ÷ 720 = 27.225 Katha
Bighas = 45 ÷ 33 = 1.3636 Bighas (1 Bigha, 7.225 Katha)
Result: 45 Shatak equals 1.36 Bighas (27.23 Kathas or 19,602 sq ft).
Converting 3 Kanis to Decimals and Square Feet
A Non-Resident Bangladeshi (NRB) from the UK verifies ancestral family land in Sylhet recorded as 3 Kanis.
Total Sq Ft: 3 × 17,280 = 51,840 sq ft
Decimals: 51,840 ÷ 435.6 = 119.01 Decimals (1.19 Acres)
Result: 3 Kanis equals approximately 119 Decimals (51,840 sq ft).
Converting a 2-Acre Industrial Parcel to Bighas
An export textile mill in Gazipur acquires 2 acres for an effluent treatment plant.
Calculation: 2 × 3.025 = 6.05 Bighas
Total Sq Ft: 2 × 43,560 = 87,120 sq ft
Result: 2 Acres equals 6.05 Bighas (87,120 sq ft or 200 Decimals).
Converting a 1,800 Sq Ft Flat to Square Metres
A structural engineer reviews floor load ratings for an apartment in Dhanmondi, Dhaka.
Calculation: 1,800 × 0.092903 = 167.23 m²
Result: 1,800 square feet equals 167.23 square metres.
Converting 8 Chhataks to Square Feet
A boundary adjustment between two homes involves a transfer of 8 Chhataks.
Calculation: 8 × 45 = 360 sq ft (0.5 Katha)
Result: 8 Chhataks equals exactly 360 square feet (40 Gaj or half a Katha).
